    Lethbridge Condos

    GET NOTIFIED OF NEW CONDOS COMING ON THE MARKET

     

    There are many different types of condos available in Lethbridge. Prices range from about 120,000 for a one bedroom condo, to more than 400,000 for some of the newer ½ duplex type condos in the south part of Lethbridge.

     

    There are a few different types of condos:
    Apartment style condos: Usually, these are apartment buildings that have been converted to condos. There are quite a few newer condos for seniors now that are apartment style. Usually, the utilities are included in the condo fees and the heating and hot water sources are in a central location in the building. Each unit should come with 1 or 2 assigned parking spots. Some of the newer apartment condos will have underground parking as well

     

    Townhouse style conodos: Townhouse condos will be together all in a row. They may have a small yard that comes with the home, and there will usually be parking assigned, (outdoor). Townhouse condos may have a basement that can be developed for extra space. Townhouse condos can run from about 150,000 to 225,000.

     

    4plex condos: There are some new 4plex style condos that are being developed in Lethbridge, as well as some 4plex units that are being converted into condos. It is one building with 4 units. Usually, the bedrooms are in the basements of these units.

     

    1/2 duplex condos: There are some very nice new 1/2 duplex condos in the south side of town. However, the prices are usually more than 300,000. They are popular with people who want to enjoy the comforts of a home with a yard and a garage, but do not want the hassle that comes along with maintenance.

     

    Condo ownership has many advantages and disadvantages.

     

    Advantages:
  • Usually cheaper to buy
  • Usually do not have to worry about exterior maintenance
  • There is no yard work to worry about, perhaps only a small balcony or patio.
  •  

    Disadvantages:

  • Monthly Condo fees
  • Rules and regulations that you need to follow
  • May not be able to keep pets

     

    If you have a busy lifestyle, and like to travel often, a condo might be the right choice for you. If you want to work on your home and develop it, and enjoy a large yard, then a condo may not be your best choice.

     

    There are many new affordable condos available now in West Lethbridge, and in North Lethbridge. As well as some very luxurious condos in South Lethbridge.

    Buying in one of the communities outside of Lethbridge can give you the opportunity to save money on the purchase of a home. Starter homes will also be priced more reasonably in a smaller community, (5-20% less). You can search for these homes on my website at this page. Under sub-district, be sure to check the community where you want to look at.

  • Different Areas Of Lethbridge

    When showing Real Estate in Lethbridge, I usually try to see if people want to see homes in the South, North, or West.  I have learned alot about the different preferences people have. Some say that they want only South, or only North, or only West.  Some say, anything but West, or anything but the North.  I haven't had anyone say, anything but South yet.   Here is a short summary of the different areas in Lethbridge.

     

    Different Areas in Lethbridge, West, North and South Lethbridge

     

    For real estate, Lethbridge is divided up into 3 areas. North, West, and South Lethbridge. South is the most popular and the most expensive. Most of the downtown is in the South, and so is the hospital. The more expensive newer developments are in the South, near the newly made big box stores like Costco, and Superstore. The south is generally 5-10% more than similar homes in the West or North. Coulee Creek, Fairmont, Tudor Estates, Park Royal, London Road and Sandstone, are areas in South Lethbridge.

     

    The North side of town has the least expensive single family homes in Lethbridge, starting in the low 100's. But these homes are about 100 years old as well. There are a few newer areas in the outskirts of the North called Uplands, and Legacy ridge. The industrial area is in North Lethbridge.

     

    The West side was built after the establishment of the University of Lethbridge 40 years ago, so there are no homes on the West side more than 40 years old. It is popular with University students, and people who work at the University. There are many parks, walking paths, schools, and churches on the west side. Some people do not like the west side because of the lack of amenities, (not too much shopping or dining), and because you have to drive up the west side hill to get to the west side. Areas in West Lethbridge include Riverstone, Heritage, Ridgewood, Copperwood, Mountain Heights, West Highlands, Canyon Crest, Paradise Canyon, and Sunridge.
